Do You Need Planning Permission for Replacement Windows?

The general rule
Most replacement windows in London fall under permitted development, meaning you do not need planning permission to swap like-for-like in the same openings. That covers the majority of the casement, sash and door replacements we fit across Ilford, Barking, Romford and beyond.
Where it gets more careful
Three situations change the answer. Conservation areas: many boroughs apply extra controls, and some require windows to match the original appearance closely. Article 4 directions: these remove permitted development rights on specific streets, common in parts of Islington, Hackney and Walthamstow Village, so even like-for-like changes can need an application. Listed buildings: almost always need listed building consent for window changes, whatever the material.
What we check at survey

Building regulations still apply
Separate from planning, replacement windows must meet building regulations: thermal performance, safety glass in the right places, ventilation, and structural support over openings. The safe order of things
Survey first, advice second, order last. If your property is in a controlled area, get the design right before you commit, and keep certificates with your house documents.
